The G-Life Pilot

From an idea to our first business village.

G-Life is currently at the pre-pilot stage. We're looking for the right site in West Yorkshire and building the community, partnerships and evidence of demand needed to turn the concept into reality.

  • Approximate site required 0.7 acres
  • Workspace neighbourhoods 1 Branch
  • Stage 1 touring workspaces 12
  • Parking provision Up to 18
  • Development approach Staged
  • Private workspaces Up to 18 private workspaces/businesses
  • Workspace clusters Up to 4
  • Later static units 3
  • Pilot location West Yorkshire
  • Current status Pre-pilot

The aim isn't to build everything at once. We'll start small, test the concept with real businesses and develop the branch in stages as demand is demonstrated.

Businesses in our pilot branch

Private workspace without the traditional office overheads. Our projected pilot rents are all-inclusive, giving each business its own dedicated, lockable workspace alongside access to the wider G-Life environment.

Indicative pilot pricing. Final rents and inclusions will be confirmed before the pilot opens.

From an idea to our first business branch.

G-Life is currently a concept in development.

We don't yet have our first site. What we do have is a clear vision for what we want to create, how we want to test it and the principles we won't compromise along the way.

Our first pilot will create a small G-Life Business branch in West Yorkshire — giving us the opportunity to prove the workspace, environmental, wellbeing and commercial model before taking the idea further.

This is where G-Life begins.

What we're looking for

To create the pilot, our first major step is finding the right piece of land.

We're looking for approximately 0.7 acres in West Yorkshire, ideally a previously developed or brownfield site with an existing hardstanding or hardcore surface, good road access and the potential to accommodate our temporary branch infrastructure.

But we're not looking for land simply to build over.

Our principle is to work with the land, not permanently change it.

Our intention is that the G-Life pilot sits above the existing ground wherever practicable.

Workspaces, pathways, welfare facilities, planting and other infrastructure will be designed around temporary, removable solutions wherever feasible. Rather than permanently reshaping the site around G-Life, we want G-Life to adapt to the site.

Existing trees, vegetation and natural features should be retained and incorporated wherever possible.

At the end of the pilot, our aim is that the infrastructure could be removed without leaving behind the kind of permanent development normally associated with a business site.

Use the space. Enhance it while we're there. Respect what was there before us.

Starting small. Growing with demand.

The finished pilot isn't intended to appear overnight.

We want to develop it progressively, learning from each stage before committing resources to the next.

The first stage begins with eight repurposed touring caravans, transformed into simple, dedicated and lockable private workspaces.

As demand is demonstrated, we intend to introduce further workspace and develop the site towards four clusters with capacity for up to 18 businesses.

That allows the pilot itself to test one of the principles behind the wider G-Life model:

Start small. Learn. Reinvest. Grow.

Each business would have its own dedicated lockable workspace while sharing the benefits of the wider branch, including landscaped surroundings, welfare facilities, communal areas and covered parking.

One Branch. Four Clusters.

The full G-Life vision uses nature to create identifiable neighbourhoods within larger business villages.

We call those neighbourhoods Branches.

Our pilot will test one Branch containing four workspace clusters.

Each cluster will be a small community in its own right, with workspaces arranged around a shared area rather than simply lined up in rows.

Our projected pilot: one G-Life Branch, four workspace clusters and capacity for up to 18 independent businesses. Indicative concept — final layout will depend on the site.

A branch with a natural identity.

Nature isn't something we intend to add around the edges once everything else has been designed.

It is part of how people will experience and navigate G-Life.

Living walls and planting will help soften boundaries, support biodiversity and create separation between different areas without relying entirely on conventional fencing and hard landscaping.

Each cluster will have its own sensory identity, using carefully selected herbs and planting to give it a distinctive appearance, texture and scent.

As the concept develops into larger villages, each Branch will be associated with its own feature tree, creating a natural landmark and identity for that neighbourhood.

That gives us the beginnings of a very different way of describing where you work.

Not simply a unit number in a business park.

Perhaps:

Rosemary Cluster, Apple Branch.

A small detail — but part of creating somewhere that feels like a village rather than an estate.

Reuse first.

The caravans are important to the pilot, but G-Life isn't a caravan business.

They represent something much more fundamental to what we're trying to prove.

Make better use of what we already have.

Touring caravans that might otherwise have reached the end of their original useful life can potentially begin another one as comfortable private workspaces.

The same thinking will influence the rest of the pilot.

Where practical, we'll look first at reuse, repurposing and recycling before buying or building new.

That applies to workspaces, materials, furniture, landscaping and infrastructure.

The pilot gives us somewhere to test which ideas genuinely work — environmentally, practically and commercially — rather than simply making assumptions.

Help us build the first G-Life branch.

Right now, we're looking for people and organisations who want to be part of taking G-Life from concept to pilot.

That might mean you're interested in working from the pilot, you know of a potential site, your organisation could become a partner or supplier, or you simply want to support the project and follow its development.

There is no commitment by registering your interest.

What it does give us is something extremely important:

Evidence that people want a better place to do business.
